PYÖLINTIE 15 INDOOR AIR CONDITIONING SURVEY

The purpose of the indoor air quality survey of the Husula group home (Pyölintie 15) was to determine the health conditions of the building, the condition and need for repairs of the structures, and the functioning of the ventilation. According to the feedback received, there have been no significant indoor air problems at the site.

The studies consisted of sensory evaluation, measurements and structural openings. Moisture-technical studies of the structures were carried out in the premises and the condition of the structures was investigated, for example, through structural openings.

The study was conducted by Sitowise Oy (study report 31.12.2025). The most significant findings from the study in the building built in 1979 are:

Drainage structures

No waterproofing outside the plinth or inspection pits for the drainage system were observed in the building.

There is a lot of vegetation next to the building, which retains moisture and therefore causes excessive moisture stress on the foundation and exterior wall structures.

Deficiencies were also observed in the slopes of the building's side and yard areas.

Extensive repairs are recommended for drainage structures.

Exterior wall structure

The structure was found to be a risky structure based on structural openings made in the studies. Microbial studies of the exterior wall insulation carried out in the apartments revealed microbial damage, i.e. the risks have partly materialised. A total of 14 samples were taken from the lower parts of the exterior walls, with clear microbial damage detected in six and suspicion of microbial damage in the material in two.

A moderately strong odor indicating microbial damage was detected indoors in a single apartment (A9). Apartment A9 was unoccupied and, according to observations, the replacement air routes were closed.

A strong odor of a similar type was detected from the structural opening made in apartment A3. During this period, the vapor barrier seals were inadequate and there are generally leaks in the panel walls, for example at the fasteners.

Due to microbial damage observed in external wall insulation, unpleasant odors in the premises, and detected structural leaks, extensive repairs are recommended for external wall structures, including replacing the insulation and so-called "shoeing" the frame, i.e. raising the wooden structures above the floor and plinth.

Roofing

Clear signs of leakage were observed in one area of ​​the water-filled roof structure. The upper floor structure uses plastic as a vapor barrier, so a lot of water can accumulate on the plastic before it reaches the interior. Accumulated and long-term moisture exposure can cause microbial damage to the upper floor insulation and/or wooden structures.

No microbial tests were performed on the insulation of the upper floor in connection with this study.

Renewal of the roof is recommended.

Health hazard assessment

The indoor air quality survey of the property has detected moisture damage and microbial growth in some areas of the internal structures, which is considered to be an exceedance of the action limit of the Housing Health Decree. According to the health supervision, the indoor air risk of the building is assessed as moderate; sealing measures for the structures and improving ventilation are justified to reduce the indoor air risk. These measures are justified to secure operations for the time being.

The removal of risky and damaged structures requires extensive repair of the building. In practice, this means that the damage and nuisance factors identified in the investigation are removed from the structures by demolition. The demolished structures are replaced with structures that do not have an obvious risk of damage.

Property Services has requested a cost estimate for the renovation of the property. Based on the cost estimate, a decision will be made on whether to undertake any renovation work.

Before any repair work is carried out, temporary measures will be taken, such as balancing the ventilation.
