Plot division
A plot division indicates the division of a building block or part of it into plots.
The plot division can be binding or indicative. The binding nature of the plot division is determined in the local plan and can be drawn up in conjunction with the plan or separately. A separate plot division is approved by the city surveyor and is always binding. A plot division or a change to a plot division drawn up in conjunction with the local plan becomes legally binding once the local plan is legalized.
Plot division is a prerequisite for plot subdivision in a binding plot division plan area. This means that after the approval of the local plan, the area will be subject to a building ban, which will only be lifted once a plot division has been drawn up for the area, the plot has been subdivided and registered as a plot in the land register.
The landowner has the right to submit a proposal to the municipality to change the plot division. The plot division according to the first local plan prepared for land owned by the city is prepared at the city's expense, the costs of preparing a separate plot division or changing the plot division are usually borne by the applicant for the change.
Plot division costs
Pursuant to Section 82 of the Regional Use Act, a fee is charged for the preparation of a separate plot division or modification of a plot division according to the rate determined by the city:
- Plot division to be prepared in connection with the local plan; 1-2 plots 450 EUR (VAT 0)
- Separate plot division; 1-2 plots 550 eur (VAT 0)
- The following plots are priced according to the working hours used, but at least 120 euros/plot.
- Other costs, such as newspaper advertisements, are charged as incurred.
